Regulation 21 of the development Act requires that if domestic building work over $12,000 in value is undertaken on your land you must ensure that a certificate of building indemnity insurance in relation to that work is lodged with the Council.
Further, it is also important to note that Councils are now legally required to inspect 90% of building work that is performed by ‘owner builders’, and consequently your application may be selected for compliance inspections.
There are a few common issues that even experienced tradesmen often overlook including –

- Ensuring that licensed contractors (electrical, plumbing, gas) are hired
- That you have required training, including OHS construction card
- Organising insurance to guarantee the work undertaken. Future purchasers of the house will be entitled to statutory warranties, and you’ll need to hold insurance that protects them
